At Professional Holiday Homes we put a lot of attention into ensuring that the right guests stay at your property. The following section details all of the checks we have in place.
Firstly, all of booking websites have rules added that specify:
No parties, hens or schoolies groups
the number of guests permitted
The maximum number of adults permitted
When a booking is received
Please note that when a booking confirmation email comes through to you it has not yet been vetted. This is because our property management system has an instantaneous synchronisation with the booking websites. It is unfortunately not uncommon for guests to fail to read the rules on the booking websites and to book for group sizes or types that we don't allow. Don't panic if you receive a booking for a large group of adults - it will be vetted in due course and if in breach of the rules the booking will be cancelled.
When we receive a new booking our team will:
1. Check that the number of adults does not exceed the property limit. This applies only to groups of adults without children.
Note: Any combination of adults / children up to the maximum guest capacity is permitted.
1 to 4 bedrooms - Maximum number of adults in a group comprised solely of adults: 8 or maximum guest capacity (whichever is the lesser)
On Airbnb an adult is classified as age 13 or above, therefore whilst the booking may appear in your portal to be a group of adults it is often a family with teenage children.
With these airbnb bookings we will request further information regarding the group.
If a group is comprised solely of adults and is over the adult limit specified above we would only allow them if they are an intergenerational family group i.e. Parents / children / grandparents.
Example
Bluetongue is a 4 bedroom house that sleeps 10. It has a cap of 8 adults if the group is comprised solely of adults.
If a group of 9 adults and 1 child booked, this would be permitted.
If a group of 9 adults booked it would not be permitted unless they were an intergenerational family group.
Verification
Once we have received the booking, if it meets the vetting rules specified above the guest is asked to complete the online check-in process.
This involves the guest who made the booking logging into our system, signing the rental agreement digitally and uploading a copy of their drivers license. Once this is completed our admin team will check the drivers license against the booking to ensure the details match. If they do not match they will be asked to provide matching ID and if they cannot do this the booking will be cancelled.
Once verified the system will automatically generate an email to the guest confirming the booking and providing the link to the online guest guidebook with the access instructions. The guest will not receive any access instructions until verification has been completed.
