This website outlines the process for bringing your property on board with us, information on setting up your property to impress guests and it describes the ongoing process once your property setup is complete.

Please refer to the welcome email for the link to complete the onboarding form. This is your unique link to complete your onboarding form so be sure to bookmark it.
Prior to completing the onboarding form you'll need to gather some documents (in soft-copy).
If you don't have these you will be stuck midway through the form unable to complete it, and we don't want that as being stuck in the middle of a form is like being stuck in the upside down in Stranger Things except a little worse. So here's what you'll need to gather:
Fire safety
Smoke alarm compliance certificate. This is a certificate from a licensed electrician confirming that your smoke alarms meet the short-term rental requirements (i.e. that they meet AS3786 and that they are interconnected). If you don't have a certificate you can either arrange it yourself or we arrange this for you for $123 (inc GST)
Evacuation diagrams. If your property is currently a short-term rental you should already have these as it has been the law since 1st March 2022. If not, please upload a copy of your property's floor plan. We will use this to provide a quote for the evacuation diagrams.
If you don't have evacuation diagrams or compliant smoke alarms we can arrange quotes for these - just select the relevant option on the onboarding form.
Please note:
If the floor plan is not in the correct format (e.g. hand drawn or an architectural diagram) we will have it redrawn for you. The cost for this is $82.50. If you do not have a floor plan we will arrange for our photographer to create one. The cost for this is $165. The floor plan will also be used on the booking websites.
Linen
As it takes 1-2 weeks to have your linen ready it's really important we get this information as soon as possible.
Whilst there isn't anything you need to upload, there are a couple of key questions that you'll need answers to:
Bed numbers. Be sure that you have finalised the type and number of beds before completing the form.
Property Name. As we label all of the linen with the property name we need you to list your finalised property name on the form. Be sure to check airbnb & stayz thoroughly to make sure no-one has the property name or something very similar! Please also avoid names including the name of the town such as "Relax @ Culburra" or "Callala Dreaming" as these can cause linen to be mixed up.
Proof of Identity
Due to our friends at NSW Fair Trading we are required to collect a number of documents, as follows:
Proof of your identity. This must include a certified copy of one of the following:
Current Australian Drivers License
Current Photo card or
A current Passport
And 2 of the following:
Current Medicare Card
Current Credit Card
Bank, Building Society or Credit Union statement (up to 1 year old)
Gas, electricity, water rates or council rates bill (up to 1 year old)
Proof of Property Ownership. This must include a certified copy of one of the following:
the certificate of title for the property
a current council rates notice up to one year old
a land valuation notice up to one year old
Copy of Strata By Laws (if your property is within a strata complex)
Insurance Certificate of Currency & Policy Schedule
The policy must:
State that the policy is for a "short term rental", "holiday home" or "holiday rental"
Include $20m public liability insurance covering guest injury or death
In the onboarding form there is an option to upload information for us to create your online guest guidebook that will be sent to your guests prior to check-in. This guide will include details of how to access the property, use facilities at the property and activities in the local area.
It is well worth spending time to document instructions for appliances or items at the house that guests are likely to have difficulty with or ask questions about. Some recommended items to document instructions for include:
TV & Streaming services
Heating / Cooling
BBQ
Small appliances (Espresso machine, Microwave)
Portacot / High chair (location of)
PHH will add our standard rules for each property - please do not add additional rules.

Please also feel free to recommend your favourite places, activities, shops or restaurants as these make a big difference to the guest experience so please add to the onboarding form.
We will also add a QR code to the fridge that will allow guests to open the guest guidebook.
Please note that we do not supply printed guidebooks at properties due to outdated information causing issues with guests.
